Why store-bought kits fail
The kits sold at big box stores are thin, water-based, and go down over a slab that was only etched with acid. Etching does not open the concrete the way grinding does, so the coating sits on the surface instead of locking into it. Six months later the tires lift it off in sheets.
What hot tire pickup actually is
Tires get hot on the freeway and stay hot in a closed garage. Heat softens a weak coating, the rubber bonds to it, and when you back out the coating comes with you. A ground slab with a commercial base and a polyaspartic topcoat is not affected by it.
Coastal humidity and moisture
Slabs near the coast move more moisture than inland slabs. We test for it before quoting, and where vapor is a concern we use a moisture-tolerant primer so the system does not blister later.

Most one and two car garages are done in a single day, with the topcoat going down before we leave. Larger or badly damaged slabs run into a second day.
Do I need to empty the garage?+
Yes. The slab has to be completely clear before we grind. We can help move heavy items on the morning of the job.
Can you match a color?+
Flake comes in set blends, but base coat color and blend choice give a lot of range. Bring us a photo of what you want and we will get close.
How long will a garage floor last?+
Fifteen to twenty years is normal for a ground and sealed flake system in a residential garage. Floors that fail early almost always failed at the prep stage.
How do I clean it?+
Blow or sweep it out, then mop with warm water and a mild cleaner. No waxing, no resealing, no annual maintenance.
Can you coat over my existing painted floor?+
The old paint comes off during grinding. That is part of the quoted job, not an add-on, because nothing bonds properly over a failing coating.
