Basement Floor Coating in Ventura County
Basements and below-grade rooms are where coatings live or die on moisture control. Get the vapor question right and you end up with a floor that is warmer, brighter, and easier to clean than carpet or tile. Get it wrong and any coating will bubble within a year.

We test before we quote
Vapor drive through a slab is invisible until it lifts your floor. We run a moisture test on every below-grade job and price the primer accordingly rather than guessing and hoping.
Better than carpet down there
Carpet in a basement holds damp and smell. A sealed floor does not absorb anything, wipes clean, and reflects light, which makes a low-ceiling room feel considerably larger.
Works with your existing finishes
Coatings go down thin, so you keep your ceiling height and existing door clearances. We can run cove base up the wall for a seamless transition where you want it cleanable.
Common questions
Ask us something elseWill it trap moisture in the slab?+
A vapor-tolerant primer is designed to handle drive rather than block it blindly. That is why the moisture test comes first.
Is it slippery?+
A flake system has texture built in. For solid-color floors we can add a slip additive to the topcoat.
Can you coat over existing paint?+
No. Anything on the slab comes off during grinding. That is a feature, not extra work.
Will the floor feel cold?+
A coated slab feels about the same as tile. It is cooler than carpet, though most people find the tradeoff worth it for how much easier it is to keep clean.
Can you work around a floor drain or sump?+
Yes. Drains, sumps, and utility penetrations get cut in cleanly so the coating terminates at a finished edge rather than running into the opening.
How disruptive is the work?+
Grinding is loud and takes a few hours. We use dust extraction on the equipment, so it is far cleaner than open grinding, but plan to be out of that room for the day.
